It is possible to complete the process of buying and selling a house on one's own. However, the moving ordeal is stressful enough without taking on the job of weeding through real estate listings. That is where real estate agents come in. They do the dirty work for the customer. Agents will go through the real estate listings, negotiate and be apart of the house search - for a small commission, of course.

The most efficient way to find a new home, or sell an old one, is to have a real estate listings agent on the team. It is the benefit of having another person do the grunt work and house search, while actually knowing what they are doing. They search through the real estate listings according to the requirements and specifications set by their client. In essence, they allow the operation to run a little smoother.

Hiring an agent also gives customers access to MLS listings, or Multiple Listing Service. RE/MAX sums up the definition of MLS listings as "an agreement under which a market's competing real estate brokerages cooperate with one another to help people buy and sell property." It is an insider's database of real estate listings, compiling of not only homes being sold through real estate companies or agents, but being sold by individuals. The Multiple Listing Service is real estate listings at their finest.

There are numerous real estate companies and agents from which to choose. A good way to decide on real estate companies and agents is not exactly what many people would think. Do not go with the real estate agent or company that gives the highest listing price for the home or the lowest commission. These quotes are usually a tactic to get a customer. Even though it may sound promising, it is not necessarily the smartest option.

Find a real estate listings agent who gives a wide price range. Even though it may not be what a home seller or buyer wants to hear, it is the closest thing to the truth. It is important to keep in mind it is not the agent who sets the price of a home, it is the buyer and seller. They know what it is worth to them and will be the ultimate deciding factor in whether or not a deal is made. The price in the real estate listings is not always going to be the final price agreed upon.

Other aspects to look into in a real estate listings agent is their background and track record. What is their education like? How many homes have they helped buy and sell in the past? Their networking skills are other assets that will come into play during the home search process. A good real estate listings agent will also have great negotiation skills; an aggressive one will be willing to do what it takes on the customer's behalf.

They are the gateway to finding the home built in dreams. Communication between the homeowner/seller and real estate listings agent is key to making the transaction a successful one. The real estate listings are an expansive jungle and it is nice to have someone with a map to navigate.
